Is your home overdue for a termite inspection?

For most Australian homes, a professional termite inspection should be carried out at least once every 12 months. This is the general benchmark recommended under Australian Standard AS 3660.2 for termite management in and around existing buildings. However, some properties need to be checked more often, depending on the level of risk.

Termites are often difficult to detect in the early stages because they usually work behind walls, under floors, inside timber, or through concealed mud tubes. By the time visible damage appears, the colony may already be well established.

Regular inspections help identify termite activity, moisture issues, timber-to-ground contact, poor ventilation, garden beds against walls, stored timber, and other conditions that may attract termites.

A six-monthly inspection is often recommended for higher-risk properties. This may include homes located near bushland, creeks, dams, heavy vegetation, or areas with known termite activity. Older homes, properties with timber subfloors, poor drainage, leaking pipes, or a history of previous termite problems should also be inspected more frequently.

It is important to remember that termite barriers and treatment systems do not make a property “termite proof”. They are designed to reduce risk and make termite activity easier to detect, but they still require ongoing monitoring. A licensed pest technician can assess whether your current inspection schedule is suitable for your home, construction type, location, and surrounding environment.

Between inspections, homeowners should stay alert for warning signs such as hollow-sounding timber, bubbling paint, tight-fitting doors or windows, mud tubes, discarded wings, or unexplained timber damage. If you notice any of these signs, do not wait for your next scheduled inspection.

In short, annual termite inspections are the minimum for most homes, while higher-risk properties should be inspected every six months. Regular inspections are one of the simplest and most effective ways to protect your property from costly termite damage.
